Idaho Outfitter For Sale
This is a good area having good bulls and a high kill rate. We have not had a hunter in this area that has not been satisfied with the area and the amount of animals seen.
Our property lies just west of Freedom Wyoming. We have 17 acres.
This acreage is in the State of Idaho and is part of an original outfitting business that was established around 1964.
With the sale of the 17 acres goes the business name of Tin Cup Mountain Guest Ranch and 2 RV Hook-ups and includes the Following:
Lodge has upstairs and downstairs carpeting also in all the bedrooms and in lounge ares both upstairs and down.
New non-glue linoleum. Each room is individually heated with electric heat.
Propane is used to heat the 3 cabins and shower house and the cook shack.
The lodge is not completely finished but is used and enjoyed by the hunters.

My reason for selling is we have acquired additional hunting rights, closer to our private land in Wayan.
The area we are selling is just North of Alpine Wyoming on the east side of Palisades Reservoir.
This area is in Idaho and runs from the Idaho State line the reservoir for about 15 miles and we would guess on a average is 3 to 4 miles wide.
The area has Elk, Deer, Bear, Moose, Mountain Lion and Mountain Goats.
The Moose and Mountain Goat permits are draw hunts, while the rest of the species are "Open Hunts."
Open Hunts are great for outfitters because you don't have to wait until after the draw to sell your hunts.

We also have included in the sale of this permit summer activities:
1. The rights to take people into the Tetons.
2. Fishing Rights on Big Elk Creek
3. Boating and fishing on Palisades Reservoir

There is a great potential for additonal income with the horseback riding
- family reunions
- rental of cabins or use of shower / laundry facilites by hunter hunting in the area
- family vacations - RV Rentals
- church youth groups in the area
We were contacted by the Sierra Club and YMCA and have actively worked with these two groups the activities are:
Sierra Club: * Trips are 8 Day's *
We provide 2 wranglers, and 6 pack animals. They provide food for themselves and wranglers. The largest group has been 16 members.
YMCA: Trips are a flat rate. We provided horses for two days a week for 5 weeks.
The local leaders have expressed interest in some boating activities, but no plans have been set for the season on the Palisades Reservoir
There's a need for and an interest in different areas of summer activities, that is a real potential to enhance the owners income with:
Boy Scout merit badge camps, day back packing trips, ect.. the nice thing about these activities as they do not require a large investment,
the owner would already have most of the equipment, they would need just be utilizing what they already have for the Fall activities.
